Commissioner of the State of Washington
The rates quoted in the General
Escrow Fee Schedule, as attached, are minimum charges
that are to be made for the customer services performed
and the usual risks assumed in each escrow transaction.
The escrow fee will be waived for
employees of the Company or affiliated companies, when
the transaction involves the refinance, sale or purchase
of the employee's primary residence.

Basic Escrow charges shown
above includes costs incurred and services performed
for wire transfers, document preparation, and
reconveyance tracking.

All charges for services of the
Company are subject to Washington State Sales Tax at
the rate of 7.9%, except Express Mail and
Reconveyances.
Further Services that may
incur additional charges to the customer:
In the event that documents must be
signed or completed outside of this office/Company, the
charges of that unrelated service will be assessed to
the party who required that service. Manufactured Home
Title Transfers and/or Eliminations may be handled
outside of this office/Company by a third party per our
discretion. Related charges will also be assessed to the
party who required such services.
The Company reserves the right
to request additional escrow charges where unusual
services or costs to the Company will be required to
comply with the instructions of the parties. If that
occurs, the customer will be informed and provided an
opportunity to cancel the request or make alternative
arrangements. Examples include: extraordinary amount of
payoffs for debts that are not liens on the land, or
filing UCC financing statements, mobile home
transfers/eliminations.
Special Fees
An additional fee will be
charged for each of the following:

Express Mail add $10.00 per
overnight envelope/package

Credit Cards in increments of 7,
add $25.00

Email documents add $20.00 per
package

File containing a 1st and 2nd
loan package add $75.00

2 HUD's needed for one Escrow
transaction add $100.00 to the escrow fee

Reconveyance Fee $110.00 per Deed
of Trust if applicable

Courtesy Signing Fee $150.00

Purchaser/Sale Escrow Fees are normally split between
the purchaser and seller - each would pay one half of
the listed fee.
For transactions over one million dollars, the escrow
charge will be $1,500.00 to one million, then .30 cents
per each $1,000.00 more, or portion thereof.
